Millage rate notices coming to Orange County property owners this week

first_imgShare on Facebook Tweet on Twitter Save my name, email, and website in this browser for the next time I comment. From the Orange County Property AppraiserOrange County property owners should watch their mailboxes this week for their annual TRIM (Truth-In-Millage) Notices. These important documents – prepared by the Office of the Orange County Property Appraiser – contain 2019 information on the value of all of Orange County’s residential and commercial properties, as well as all business accounts or Tangible Personal Property (TPP). Some 524,000 TRIM Notices are set to arrive in the mail beginning as early as Friday, August 16. Orange County Property Appraiser Rick Singh“This is an enormous undertaking for the OCPA team, and we take it very seriously,” said Rick Singh, CFA, Orange County’s independently elected Property Appraiser. “Our role in the taxation process is to fairly and accurately determine the market and taxable value of homes, commercial properties, and TPP accounts so that millage rates from their municipality (if located in one) and other taxing authorities can be applied to calculate the annual tax bill.” Continued Singh, “It is important to note, however, that the TRIM Notice is not the tax bill. That arrives from the Tax Collector’s Office later in the fall.” In addition to millage rates from municipalities (if applicable), properties are also subject to millage rates from other taxing authorities, such as Orange County, water management districts, state and local public schools, public libraries, and others. Upon receipt of TRIM Notices, should property owners have any questions or require further information to understand the Notice, OCPA’s award-winning Customer Service department stands ready to assist in person, over the phone, or online. In addition, OCPA will staff neighborhood satellite offices in libraries across the county from August 26-September 9. The fire trucks and rescuers were there, and all traffic was directed into the far left lane, then we saw what had happened. There was an attorney’s law office business on the right, that had a large heavy cover over their front, and the whole entire heavy shingled cover with all the heavy posts and lumber, had collapsed, in front of their front entrance. We went on to the bakery outlet, and I told the clerk what we had seen, and she already knew, as she and other customers had discussed it, and she said there was a person in a car underneath, that apparently had crashed into it, and she said the airbags had all deployed, and that it was a small car, under the fallen cover. Wow. Glad we were not coming along there a little earlier. I have searched the local news sources, but have not seen anything about it. The law office is right near the old K-Mart location, across the road, next to a big pawn shop, and then the fire station is right next to it in there, so the fire rescuers didn’t have very far to go to the scene! I hope no one was injured. Also, my husband answered a knock on our door, this week, and it was a woman from the census. All she did was verify our address, and that was it, and she left, and there were other census workers walking our street going up to our neighbor’s doors. She had on her id on her shoulder. No other questions of any kind…I can’t imagine what good that was. She left a info government flier that explained the census, and that it was mandatory to take part, but really I don’t get it, at all, if that was all that it was, and there was no questions on the piece of paper about the census….I don’t get it? In the past, when the census workers knocked on our door, they asked a lot of questions, like how many people lived here, ages, etc. Reply Reply last_img read more

Long-term care insurance: the ultimate GAP protection

first_imgIt’s estimated that 75 percent of all credit union members are age 50 or older, according to myCUsurvey. Living longer is wonderful, but it doesn’t come without some risks. Today, 70 percent of those who live past the age of 65 will need some kind of long-term care, which can be very expensive and – in too many cases – can exhaust assets saved over a lifetime, leaving many families destitute. Too many credit unions have looked past their largest demographic, and perhaps the greatest opportunity for fee income to the credit union: long-term care insurance. It has never been more important to help aging lifelong members bridge the gap between the day they retire and the 20 to 30 additional years they will live beyond that retirement date. Why do credit unions offer members GAP insurance for their cars and trucks?Having Guaranteed Asset Protection (GAP) coverage is like having a bridge when you need to get past a raging river or difficult terrain in a rugged mountain valley. Even the most skilled backpacker or mountain climber can have difficulty traversing these obstacles, and can make mistakes that can be costly and even fatal. But a bridge can take them safely to their destination. The many years I’ve spent backpacking and fording rivers and streams in the Pacific Northwest has helped me appreciate the bridges that others have built so that people like me can make it safely over rough waters.Likewise, even the most cautious driver in the world can get into an accident that has the potential to cause financial hardship under certain circumstances. GAP coverage can be a bridge between the actual cash value of a vehicle and the balance still owed on the vehicle. Credit unions offer their members GAP insurance to protect them from Point A (the purchase of the vehicle) to Point B (the paying off the vehicle loan). Why should credit unions offer members long-term care insurance for their golden years? The same analogy applies to long-term care insurance, except the stakes are much higher. Today’s statistics show that three out of four who live past the age of 65 will need long-term care. How many of your members have built enough assets to take them to their 80th or even their 90th birthday? Would the day they come to a raging river – maybe a major health event, such as diabetes, a stroke or Alzheimer’s – have an effect on how long their savings will support them? How will they make the journey from the day their money runs out to their 90th birthday? These are all good questions, and frequently at the top of the list of those asked by your aging members. In fact, it tends to be their primary concern. A very close second is the fear that because their money will run out they will have to be cared for by their children, thus being a burden on them. Long-term care insurance is that bridge that protects their assets when they come to that river in life.Does our government recognize the need for long-term care insurance to help bridge the gap?Absolutely, it’s called the Partnership Program. Costly illness and medical issues trigger nearly half of all personal bankruptcies, despite the existence of health insurance in the majority of the scenarios, and 50 percent of all couples and 70 percent of single adults are impoverished within one year of entering a nursing home, therefore Medicaid is the largest source of long-term care financing according to a Harvard University study. 40% of those needing care find themselves on welfare, which has become a tremendous fiscal burden on many states budgets. If you live in a state that participates in the Partnership Program, your members may be able to qualify for Medicaid in your state while retaining more assets than would otherwise be allowed under your members’ state Medicaid eligibility requirements. By purchasing long-term care insurance, for every dollar of benefit your member receives for covered care, an equal amount of their assets would be protected. This is what they call dollar-for-dollar asset protection. How would this benefit your members? Suppose your member purchases qualified long-term care insurance, and under the terms of the coverage, they receive $200,000 in benefits. Generally, they would be able to keep an additional $200,000 in savings or investments in addition to the assets their state already allows them to keep and still qualify for Medicaid. This is possibly the best-kept secret when it comes to protecting your members from the cost of care and, at the same time, preserving the assets that you have helped them build. Now it’s up to you.Your members will thank you for helping them bridge the gap through retirement. When they reach a turbulent river or the treacherous canyon in their golden years, they will be grateful their credit union built another bridge that protected them.It makes sense to take care of the things you can control. Your members’ potential long-term care needs are among the things you can help them prepare for now. It can be an affordable solution for your aging member demographic who stand a very good chance of needing long-term care in their future, as well as a wonderful source of fee income for your credit union. It is extremely satisfying knowing that you have protected your members’ assets and financial independence. UK considers scrapping ‘controversial’ inflation measure

first_imgThe UK’s upper house of parliament has begun an inquiry into whether the retail prices index (RPI) should be scrapped as a measure of consumer inflation, a move that the government has indicated could save employers up to £90bn (€102bn) in pension deficit contributions. The House of Lords’ Economic Affairs Committee yesterday discussed whether RPI – which tracks the price change of a basket of items from furniture to footwear – still had relevance to measuring price movements in the UK economy.RPI is particularly important for pension funds as the government still refers to the index to determine payments on the £400bn pile of index-linked gilts – many of which form the backbone of UK defined benefit (DB) pension portfolios. In addition, RPI is still widely used by DB pension funds to calculate annual pension increases. According to the Department for Work and Pensions (DWP), 73% of DB schemes in the UK currently index their liabilities using RPI – despite a wholesale move to the consumer prices index (CPI) for state pension increases in 2011. The CPI figure historically has been lower than RPI. Changes to RPI – or its abolition – could mean a major upheaval for members of existing DB schemes, said Andy Cork, partner at law firm Allen & Overy.“Many schemes are required to use RPI as the law stands at the moment, because their rules say so – they will have some formulation that pension increases are applied in accordance to RPI and with limited flexibility to change,” Cork said.“There would inevitably be some schemes that have that written in, and I think as part of scrapping RPI the government would have to give us greater direction [regarding] what to do with those schemes.”In 2016, the trustees of the Barnado’s charity pension scheme failed at the UK’s Court of Appeal in their attempt to switch from RPI to CPI, with the judges ruling in favour of the existing rules and terms of the plan. Earlier this year, trustees of the Thales pension scheme failed to convince the High Court in a similar case. The DWP further stated in March in its white paper on DB schemes that a move to CPI would slash the current £200bn aggregate DB deficit by as much as £90bn. On the flipside, the DWP noted, the move to CPI could cut annual member benefits by as much as £300 three years after the switch – or up to £12,000 over their lifetime.Ultimately change was needed, said Anna Rogers, senior partner at ARC Pensions Law, but weighing member benefits against employer gains was politically very sensitive.“It is a hugely controversial area,” she said, “and it also presents a big technical problem in terms of what a resolution might look like. It seems to me that we should welcome another inquiry.“We need to keep having inquiries until someone can find a solution.”last_img read more

PG Bison opens R1.3bn board factory

first_img21 April 2008South African timber products manufacturer and distributor PG Bison has officially opened its R1.3-billion board plant outside Ugie in the northeastern pine forest plantations of the Eastern Cape province.Work on the facility started after PG Bison’s parent company, JSE-listed Steinhoff, purchased a 67% stake in North East Cape Forests from Mondi, with production starting in December and being ramped up steadily since then.In a December statement released after the first board was pressed at the plant, PG Bison added that the board plant, which covered some 36 hectares of a 64-hectare site, was designed to accommodate possible future timber beneficiation processes.PG Bison said that the 1 000m³ per day particle board plant was a pivotal development in the forestry cluster, intending to extract maximum value from the raw material by utilising the entire tree in an integrated operation.Further value will be added to the raw board through a 35 000m² melamine faced board press which was successfully commissioned in October last year.“When the Ugie board plant reaches full production, we will almost double our capacity, creating exciting new opportunities to establish PG Bison as the preeminent particle board producer in South Africa,” said PG Bison CEO Chris van Niekerk.Developing local economy, skillsPG Bison said that it had gathered a team of production specialists from its other plants around the country and had spent several months training locally recruited employees.“Many of the new production staff spent a considerable amount of time receiving on the job training at facilities elsewhere in the country,” the company said. “Key personnel were sent abroad to learn the specifics of operating the continuous press – the largest and most modern press of its kind in Africa.”Preparations in the surrounding North Eastern Cape Forests to supply the board plant with 1 300 tonnes of timber per day were also on track with mechanised harvesting operations and road networks having been established, while the Forest Stewardship Council certified timber for the plant will come from PG Bison’s own 33 000-hectare plantations.“Some 78% of the total project costs is being spent locally, with the balance going to key components manufactured abroad,” PG Bison pointed outThe forestry cluster development is a significant economic injection for the north Eastern Cape, creating an estimated 2 700 direct jobs with an initial annual salary bill of R90-million.“The development offers numerous opportunities for local entrepreneurs to provide supporting services. In addition, the number of secondary jobs created by this initiative is likely to be significant,” PG Bison said.SAinfo reporter Would you like to use this article in your publicationor on your website?See: Using SAinfo materiallast_img read more

Plaxico Burress Took A Twitter Jab At Jim Harbaugh, Michigan

first_imgPlaxico Burress close up.plaxico burress upset michigan state nebraska gameSince taking over at Michigan, Jim Harbaugh has certainly gone above and beyond in terms of recruiting. Whether it’s sleepovers, climbing trees, going to class with recruits or moving spring practice to Florida for a week, Harbaugh is committed to selling his vision in any way possible. The future is Harbaugh’s biggest selling point, as the Wolverines haven’t been elite lately. In recent years, Michigan has been on the short end of the stick against arch-rivals Michigan State and Ohio State. They’ve lost 11 of 12 to the Buckeyes and seven of eight to Sparty. Taking all this into account, former Michigan State star Plaxico Burress dropped a quick jab at Harbaugh and his recruiting tactics on Twitter this morning. According to Burress, while Harbaugh has to peddle his program, the Spartans simply have to point to the results. Looks like J Harbaugh is pulling out all stops to get kids to Michigan. We @MSU_Football just believe in the product. Don’t have to sell us— Plaxico Burress (@plaxicoburress) March 1, 2016Plax has a point because Michigan State has been the premier program in the state of Michigan the last several seasons. However, Harbaugh did lead his team to a 10-3 record in his first year and was one insane fluke play away from beating the Spartans. The Wolverines also have an outstanding recruiting class on the way. Will the Maize and Blue begin dominating its in-state rivals starting in 2016? Ohio State students not surprised by Terrelle Pryors departure

Terrelle Pryor’s time at Ohio State has come to an end. OSU students aren’t surprised. Larry James, Pryor’s attorney, said Pryor will forgo his senior season. Through James, Pryor released a statement on Tuesday to The Lantern. “In the best interest of my teammates, I’ve made the decision to forgo my senior year of football at the Ohio State University,” Pryor said. Pryor’s decision comes in the wake of former head coach Jim Tressel’s resignation and multiple reports saying that the NCAA launched an independent investigation of the star athlete for allegedly receiving discounts on vehicles throughout his tenure at OSU. OSU students weren’t surprised by the news of Pryor’s departure. “I’m not surprised,” said Andrew Leggett, a first-year in pharmaceutical sciences. “I’ve felt like it was going to happen for awhile.” Pryor has long been a polarizing figure in the Buckeye community and his departure is no different. “I feel like it would be better if he stayed,” said Aaron Wendel, a first-year in health sciences, “because he’s not ready for the NFL I don’t think.” Not everyone agreed. “I don’t think he was going to be able to play next season anyway,” said Paul Warren, a first-year in Biology. “It’s probably in his best interest (to leave).” Pryor’s 31-4 record as a starter makes him the second-winningest quarterback in OSU history, trailing only former Buckeye quarterback Art Schlichter. Pryor threw for 6,177 yards and 57 touchdowns while rushing for 2,164 yards and 17 touchdowns. James said Pryor hasn’t decided what the next step in his career will be. Some have suggested Pryor could enter the NFL’s supplemental draft. Many question whether Pryor’s skills can translate to the next level. “I don’t think he’s going to do anything (in the NFL),” Leggett said. “I don’t think he’s ready. I don’t think he has the ability to read defenses or make throws. I think he’s done.” Others think Pryor’s raw athletic ability is too good for NFL teams to turn down. “I think he can make (the NFL),” Warren said. “I think he’s athletically gifted. If he wants to, he’ll be able to.” OSU’s next step at quarterback is just as uncertain Pryor’s. Joe Bauserman, Kenny Guiton, and Braxton Miller spent spring practice vying to replace Pryor, who was facing a five-game suspension for selling memorabilia and accepting improper benefits. Now, in wake of Pryor’s absence, the trio of inexperienced quarterbacks will have to lead the Buckeyes for the entire season. “I don’t know who the next quarterback will be so it will be interesting to see what happens next year,” said Amy Hoffmeister, a third-year in human development and family science. read more
